n the drive back to the home sites, passing through over 50 acres of common area and curving past the tranquil community fishing pond, you are calmed by knowing that almost half of the 334 acre development is protected by conservation easements. The viewscapes of the wetlands and hillsides will remain protected and managed forever by the Home Owner's Association as high quality habitat for plant species and wildlife. With 80 foot front and rear lot setbacks, the tree canopy will dominate the landscape and the Architectural Control Committee will ensure that homes are built in harmony with the land. River's Edge boasts unrivaled biological diversity as it is home to Gopher Tortoises, Sherman's Fox Squirrels, and native forests. The soils are so fertile that the land has clusters of rare plant species like Flyr's Brickell Bush, Pyramid Magnolias, Indian Cumber Root, Yellow Butterwort, Yellow Fringed Orchids and Pitcher Plants. Fish for Large Mouth Bass and Brean in the community pond or you can put in your boat, kayak or canoe at the river access point and take a day fishing trip down the Ochlocknee River. If fishing is not for you the nature trails offer wildlife viewing opportunities or are ideal for brisk walk or jog.
